There is also a $1100 security/damage deposit. Water is included in the rent. There is no trash fee (private dumpster in the complex) and we pay the HOA. You will be required to follow all HOA rules, including any that are instituted or changed while you are a tenant. HOA rules state that two small pets (under 15lbs) will be allowed on the property.
